For each of the following requests, please be aware that Consumer Relations will need to verify your identity. We will never discuss your private data with anyone other than you.

Request a copy of your screening report Providing the following will expedite the process:
  • A copy of your government-issued ID (driver license, state ID card or passport)
  • A brief explanation of your request that includes:
    • Your full name (including middle if relevant)
    • Your current address
    • Your date of birth
    • Your social security number
    • Your phone number
    • Your email address (if this is a convenient way for us to communicate with you)
  • Any relevant documentation that will assist us with your request

Dispute an error on your screening report
Request a copy of all information held by AppFolio associated with you (as defined in Section 609 (15 U.S.C. § 1681g) of the Fair Credit Reporting Act (“FCRA”)).
Submit a human trafficking survivor request

Submit a request to have adverse information blocked from your screening report under the human trafficking section of the FCRA.
Please include, or be ready to provide, the following information in your request:
  • Your preferred method of contact
  • Your victim determination documentation (e.g. a self attestation or documentation that you are a victim of human trafficking as set out in the FCRA)
  • The adverse items of information you wish to be blocked
  • As much of the following information you can provide to enable us to verify your identity and locate your screening report:
    • First and last name
    • Date of birth
    • Social security number
    • Current address
    • Phone number
    • Property management company you applied for a property with

Q. How can I obtain a copy of my FolioScreen resident screening report?

Please contact us via one of the methods outlined above. We will send you a copy of your screening report once we receive your request and verify your identity.

Q. What information is included in a FolioScreen resident screening report?

AppFolio provides tenant screening reports to our property manager customers who wish to screen applicants for potential tenancy. AppFolio's tenant screening reports may include credit information (including a credit score), rental history, as well as publicly available landlord-tenant and criminal records, depending on the service the property manager has signed up for. Q. Where does AppFolio obtain information for my screening report?

AppFolio obtains credit information from Experian (a nationwide credit bureau) and Rental history from Experian RentBureau. Criminal and landlord-tenant data is pulled from hundreds of state and county courts across the United States.

Q. What if the information that appears on my screening report is incorrect?

AppFolio is dedicated to providing accurate, up-to-date credit and background information. If you believe information in your tenant screening report is incorrect, we encourage you to take the necessary steps to dispute the error. We are here to help and provide assistance throughout the process. Please see the “Dispute an error on your screening report” section above to start the dispute process.

Once we receive your request, we will work with you to complete an in-depth investigation. AppFolio will update or remove any information determined incorrect from your tenant screening report and notify you and the property manager of the results.

Q. Why is the credit score different on my FolioScreen screening report from the score I saw on another report?

There are over 100 different types of credit scores. Each one is used for different purposes and calculated in different manners. It is not uncommon to see various credit scores that are significantly different from each other for the same credit file.

Q. What is a consumer disclosure?

A consumer disclosure is a copy of all information held by AppFolio in relation to you (as defined in section 609 of the Fair Credit Reporting Act (15 U.S.C. § 1681g)). If you would like to request a copy of your consumer disclosure, please see the “Request a copy of your consumer file disclosure” section above.

Q. I have information on my screening report that is a result of being a survivor of human trafficking. Can I get those removed?

If you are a survivor of human trafficking, there might be adverse items of information on your screening report that resulted from trafficking. We can assist you in blocking the adverse information from your screening report, please see the “Submit a human trafficking survivor request” section above.

Q. What is AppFolio’s role in the rental application process?

AppFolio is a software company that offers property managers the ability to run background checks during the rental application process. The property manager evaluates your application (including any background check performed) and makes all decisions on leasing. AppFolio is not involved in the decision making process.

Q. Can AppFolio help with a security freeze?

AppFolio is a software company that provides background checks to property managers in the rental application process. AppFolio is not a nationwide credit bureau and cannot place a security freeze on your credit file. AppFolio's background checks contain credit score and tradeline information provided directly from Experian. We recommend contacting the nationwide credit bureaus (Experian, TransUnion, and Equifax), who will be able to assist you with this type of request.

Q. Why does "AppFolio Resident Screening" appear as a credit inquiry on my credit report?

AppFolio develops software for property management companies. A feature of our software provides credit and tenant screening services to property management companies. Our name appears as a credit inquiry on your file when you have been screened during the application process for a housing rental. If you would like more information or would like a copy of your report, please see the “Request a copy of your screening report” section above.

Q. I am a resident and I am having issues making a payment online. Who can assist me?

If you are a resident and are having issues making a payment please reach out directly to your property manager. If your property manager needs assistance with a payment issue, they can reach out to our Customer Support team here.

Q. How can I inquire about privacy, and learn more about the information AppFolio collects?
